Flat Fee Property Management

Blue Sapphire Homes, Inc. offers over 30 years’ combined experience in property management providing proven results with expert representation. Specializing in management of single-family homes, duplexes, condos, townhouses and fourplexes; Blue Sapphire Homes, Inc is your Bay Area specialist!

While traditional property management companies charge anywhere between 8% and 12% or more of your monthly rent, Blue Sapphire Homes expert services are provided at a flat fee rate of $175/month.
  • No management fee applies when your property is vacant
  • Procuring the tenant is a 1/2 month of one months rent. (for example: rent is $2,400/month, the procurement fee is $1,200). Procurement fee includes:
    • Marketing your property on over 40+ home sites
    • Showing your property to prospective tenants
    • Screening prospective tenants (credit, professional and personal background checks as warranted)
    • Owner provides final approval of tenant(s) placed in their property
    • Preparing all documentation for tenant to occupy property
  • Blue Sapphire Homes, Inc provides $100K tenant liability insurance when our team places your new tenant and you utilize our management services, at no additional cost to you!
In Addition to Expert Representation for the Daily Activities of Your Investment Property, You Receive: 
  • Direct deposit of monthly rental funds to your account
  • Annual property inspections with detailed report provided for your record*
  • 24/7 access to an online Owner Portal where you are able to view and download pertinent property documents relating to your property

  • Online Tenant Portal enabling tenants to provide on time rent payment
  • Submission of work orders online directly to Blue Sapphire Homes 24/7 Maintenance Call Center or tenant(s) call the 24/7 Maintenance Call Center and speak directly with a professionally trained agent who will troubleshoot maintenance issues in real time which helps reduce costly vendor dispatching.

Fee for Tenant Placement Services is half of one months rent.
